Tips for Selecting a Roofing Contractor
Bid Considerations
- Never consider bids from contractors you have not met or interviewed.
- Be sure you contractor can be located, will stand behind their warranty and provided the services promised.
- Never base you decision on the lowest bid price. A low price may signal a lot of discrepancies and shortcomings in the reliability of the contractor. It may also indicate a lower quality product or warranty. Be sure to review each bid thouroughly.
Quality & Completeness of the Recommended Roof System
- Be sure the roof system will provide proper ventilation and waterproofing underlay. Most shingle warranties require a lot of ventilation; 1 sq ft per 150 sqft of floor space to be vented.
- In Utah, roofing felt is required on the whole roof deck. Ice and water shield is required 2 ft in from exterior walls.
Permits & Insurance
- Verify your contractor gets required permits and follows through with inspections when the work is done.
- Make sure your contractor has liability and workers compensation insurance with limits large enough to cover your project.
Project Scheduling
- Weather permitting, the time period from the contract signing to job start should be anywhere from 2-6 weeks. This is dependent on the time of the year and the contractors backlog. Roofing is highly dependent on the weather, but a contractor should be straight forward about their availability from the start.
