Located within a upscale community in Holladay, this home presented a unique challenge due to its significant size and complexity.
About the Project
Project Size: At approximately 9,500 square feet, the project is one of the largest residential roofs in the Holladay area and throughout Utah.
Roof Pitch: Despite the scale, the roof features a standard 5/12 pitch. This manageable slope helped streamline the process, making the project more efficient and affordable for the homeowner.
Complexity: The project was particularly challenging due to several intricate features, including flashing very large skylights, tying into original wood siding walls, and flashing around standing seam roofing.
Type of Existing Roof: The existing roof on the home consisted of heavy wood shake shingles, which are common in the Holladay area. Removing a wood shake shingle presents specific challenges due to its bulk and the significant amount of dust and debris it creates. Be assured that we are very experienced in managing the cleanup process to ensure all debris and nails are thoroughly removed from the yard.
Our Process
Structural Inspection: As part of our standard process, we perform a visual inspection of the general roof structure and plywood condition for every project we complete. During the inspection of this roof, we identified and completed minor rafter replacements and replaced several pieces of plywood to ensure the structural integrity of the roof.
Underlayment: Following our inspection to ensure the structure is sound, we have installed CertainTeed WinterGuard ice shield on all eaves and roof details. We also applied CertainTeed DiamondDeck synthetic underlayment to the entire roof. Per Holladay City code requirements, ice shield was installed 24 inches inside the warm wall line and in all valleys.
Venting System: The attic was under-vented, which is common in homes over 20 years old. To address this, we added CertainTeed edge vents for intake ventilation and Lomanco 750 slant back “turtle vents” for exhaust ventilation. These updates bring the home up to Holladay City’s strict building codes. Note that a ridge vent was not possible for this home due to the lack of sufficiently long ridge lines.
Type of Shingle: The customer selected CertainTeed Presidential TL shingles in the “Weathered Wood” color. The Presidential TL shingle is an excellent choice for this Holladay neighborhood. Its design closely resembles a wood shake shingle, making it a perfect replacement for the original shake roof.
